Cleanouts for Property Managers & Realtors

Trash-outs, tenant turnovers and pre-listing cleanouts, with photo quotes, lockbox access and invoices that fit how you work.

If you manage rentals or list homes, you know the problem: a unit can't be cleaned, painted, photographed or shown until the stuff is gone. Gone By Five is a local, owner-operated hauling service out of Townsend, Delaware, set up for property managers, landlords, realtors and their field teams across southern New Castle County, Kent County and nearby Cecil County, MD. You send photos and access details, approve a written quote online, and we clear the property.

This page covers how we work with property pros: trash-outs, tenant turnovers, pre-listing cleanouts, lockbox and door-code access, photo quotes and setting up repeat work. For more on a specific job type, see foreclosure and eviction cleanouts, tenant turnover cleanouts and estate cleanouts.

Property management trash-outs

In property management, a trash-out means clearing everything out of a vacant unit after a tenant moves out, abandons it or is evicted: furniture, mattresses, bags, food, clothes, broken appliances and whatever is in the garage, shed and yard. We bag loose trash, carry everything out, load it and haul it, and leave the unit broom-swept on request so your cleaners and maintenance tech can start.

For evictions, the legal process has to be complete and you need possession before anything is removed. Once it is, send us the address, photos of each room and the date you need it done, and we'll be honest about when we can get there.

Tenant turnovers

Turnovers run on the calendar. Every day a unit sits with a former tenant's leftovers is a day it isn't earning rent. Your leasing agent or maintenance tech can send photos the day they walk the unit, and you'll have a written quote back to approve online without anyone waiting on an estimator.

Replacing a fridge or tearing out worn carpet during the turnover? We can haul the old appliance and the carpet and pad in the same visit, so the haul-away is one vendor and one invoice. Several units turning at once can go in one request and be quoted together.

Pre-listing and pre-settlement cleanouts for realtors

Listings show better when buyers can see the rooms. Realtors use us to clear an estate home before listing photos, empty a garage or basement before an open house, take down a rotting shed that would end up in the pictures, or haul off what a seller left behind before settlement. The seller can be out of state; a lockbox code, photos and online approval are enough.

Tell us the photo date, the showing schedule or the settlement date, and anything that conveys with the house, like appliances, window treatments or a shed. We'll note what stays and quote everything else. If the seller is still deciding on a few pieces, we can price those separately so the decision doesn't hold up the rest of the job.

Lockbox and door-code access

You don't need to meet us. Share the lockbox or door code, any gate codes, and notes about alarms, pets, utilities or neighbors, and we'll work from your instructions. Never mail keys; a code or lockbox is all we need. If the property has HOA or building rules about trucks and work hours, put them in the notes and we'll follow them.

Photo quotes, with your reference on them

Most jobs are quoted from photos, with no site visit. Have your tech or agent stand in each doorway and take one wide shot, then add close-ups of anything heavy, like a sleeper sofa, a safe or a chest freezer. Include the garage, shed and yard. You'll get a written, line-item quote with the property address and your reference or work-order number on it, and you approve or decline it online.

If a property can't be judged from photos, we'll say so and arrange a quick look before giving a firm number. Nothing changes once we're on site unless the job does.

Setting up repeat work

If you manage more than a few doors, the easiest way to work with us is to set things up once. Send your company name, billing contact, any work-order format you use and standing instructions, like what always stays in your units or which properties have gate codes. After that, each new job is just an address, photos and a deadline.

Invoices go out in your company's name, with the property address on every document, so they're easy to match to a unit and pass through to an owner.

No. A lockbox or door code, photos of each room and clear notes are all we need. Never mail keys.

Can you put our work-order number on the quote and invoice?

Yes. Include your reference or work-order number in the request, and it goes on the paperwork along with the property address.

Do you work with realtors on pre-listing cleanouts?

Yes. Tell us the photo, showing or settlement date and what conveys with the house. Out-of-state sellers can approve the quote online.

Yes. Send your company details and standing instructions once, and after that each job is just an address, photos and a deadline.
